Selecting Your New Home

Finding a new home that fulfills everyone~s needs and
interests can be challenging. When you go out to look
for a new home, you need to jot down all of the features
that would suit you and your family~s requirements. You
might not be able to find your dream home, but you can
surely find one that fulfills your family's needs. To have
a fair idea of what you need and what is right, consider
the following points.

1. Decide what kind of home you want and the surroundings
that you want it in. Be clear on the terrain, landscape,
acreage, waterbodies, etc. that are important to you for
optimum quality-of-life. Check to see if you will be
connected to utilities, or if you'll be drinking well
water and maintaining a septic tank. List any
improvements that you uniquely need that you will have to
make if you purchase the home.

2. What is the structural condition of the home? Are there
cracked walls and floors or crooked doors showing evidence
of foundation problems? Does the home need a new roof or
painting? Is it hooked up to sewer or septic? Muncipal
water supply or well? Natural gas, oil, or electric heat?
Make a careful inspection of the home, and note all of
the features and functions that may need work before you
purchase it.

3. Assure yourself that the home has the appliances that
you require and that those appliances are in good repair.
Does the house have other features you require or desire
such as carpet, drapes, adequate lighting, towel racks,
curtain rods, washer and dryer hookups, etc.? Make sure
you get a written promise that those items will remain
in the home as a condition of purchase.

4. What are the neighbors like? What is the community
like? What are the crime statistics for both the
neighborhood and the municipality? What amenities (e.g.
parks, pools) are provided either within the neighborhood
or in the muncipality? Use questions like these to
determine the quality-of-life in the area your new home
will be located.

5. Be informed about the taxes, utilities and other
potential costs which may arise with ownership of the
property. An example is that city planners may be deciding
to upgrade to city water line or sidewalks for the area.
This would mean additional taxes or increased spending.

You and your family may have needs for a home in addition
to those mentioned above. As you determine your needs,
write down a list of questions, and record the answers
that you receive from every source. Careful planning and
investigation will surely result in your having the new
home you and your family most desire.
